MIAMI-DADE COUNTY, Fla. — A 73-year-old man was behind bars on Friday after a detective accused him in 2022 of taking advantage of a disabled woman to try to take ownership of half of her townhome in Miami-Dade County, records show.
Miami-Dade Sheriff’s Office deputies arrested Andres Perez on Thursday at 7:25 a.m. at Horizons West, at 8650 SW 133 Ave., in Miami-Dade’s Kendale Lakes neighborhood, according to a deputy’s arrest report.
“The victim is an elderly female who has been diagnosed with severe vascular dementia of the alzheimers type, poor memory, anxiety disorder, and poor hearing,” a deputy wrote, according to the arrest report.
Perez also collected about $17,600 in rent from the woman’s tenant at an efficiency in her townhome, in the gated Villa Venezia, at 1331 SW 124 Court, in the Tamiami neighborhood, according to deputies.
Perez lived with the victim and was “aware” of her “cognitive impairment,” as he “exercised control and received financial benefits from the property, and participated in continuous efforts to challenge the victim’s capacity,” according to deputies.
The victim had owned the townhome since 1987 and had inherited it from her brother after his death, according to deputies who reported working with the Miami-Dade County Recorders’ Office.
Miami-Dade corrections booked Perez at 11:10 a.m. on Thursday at the Turner Guilford Knight Correctional Center, where he remained on Friday afternoon, according to inmate records.
Perez faced three charges: Exploitation of an elderly person or disabled adult for more than $100,000, first-degree grand theft, and organized scheme to defraud. A judge ordered him to prove that the bail’s funds were not the proceeds of a crime.
Miami-Dade County Circuit Judge Marisa Tinkler Mendez is set to preside over the case.
