Deputies: Man arrested in Miami-Dade over $350,000 mortgage fraud

MIAMI-DADE COUNTY, Fla. — With a fake driver’s license, Learsis Flores impersonated the owner of a vacant lot in Southwest Ranches to steal nearly $300,000, according to Miami-Dade deputies.

Miami-Dade Sheriff’s Office deputies with the organized crimes bureau described the alleged fraud in an arrest report on Monday.

Flores, 46, presented the fraudulent driver’s license during a closing on June 10, 2024, at the Land View Title Service in Miami-Dade, according to deputies.

Flores secured a $325,000 mortgage from a private lender and provided Land View Title Service instructions for a wire transfer of $294,151, according to deputies.

The funds from the fraudulent loan were in a Chase Bank account that had the name of a corporation registered to the property owner, according to deputies.

Flores controlled the account, so he moved the stolen funds through bank transfers, Zelle payments, and cash withdrawals, according to deputies.

The private lender filed a fraud claim with First American Title Insurance Company, the insurance underwriter for Land View Titles.

Deputies reported responding to Flores’s apartment in southwestern Miami-Dade County and detained him for questioning before his arrest.

Inmate records show correctional deputies booked Flores, also known as Learsis Flores Martinez, on Monday night at the Turner Guilford Knight Correctional Center, where he remained on Tuesday afternoon.

Flores faced four charges: First-degree grand theft, organized fraud, mortgage fraud, and possession of a fictitious driver’s license. His bond was $260,000.
