PEMBROKE PINES, Fla. — On Tuesday afternoon, Michael Curtis faced seven charges in three pending first-degree felony cases in Broward County court.

Records show investigators accused him of stealing from communities that trusted him as a property manager in Sunrise and Pembroke Pines.

PEMBROKE PINES CASE

It took years for Pembroke Pines detectives to identify Curtis, 38, as a fraudster who stole about $600,000 from the Windmill Lakes Condominium Community, according to the Pembroke Pines Police Department.

After receiving complaints from homeowners, Pembroke Pines detectives reported that Curtis, who was born in Fort Lauderdale and lives in Pompano Beach, was involved in “property management irregularities, lapsed insurance coverage, missing or improper board elections, and a forgery scheme involving stolen association funds.”

Curtis, who was the registered agent of BDM Property Management, “forged signatures on more than 350 checks and legal documents” related to the homeowners association, according to Pembroke Pines police officers.

Pembroke Pines detectives reported finding “an insurance payment intended for hurricane disaster relief that included a management fee payable to Curtis, and when they followed the trail, identified ”management fees totaling $46,000 that were beyond the eligible payment."
